Are For Sale signs permitted?

A small For Sale sign is only permitted in the window of the Unit. No signs are permitted on the common elements.


Are realtor lock boxes permitted?

No, all lock boxes will be removed without notification.


Are there any pet restrictions? 

Residents are permitted to keep a maximum of 4 pets to a Unit. 2 dogs and / or 2 cats are permitted. Pets must be leashed at all times, and prohibited breeds include: Pit Bulls, Rottweilers, Dobermans, and Akitas. Reptiles, including snakes and lizards, etc., are not permitted.


Are there any occupancy restrictions?

One student per bedroom.


Are there any leasing restrictions?

Short term leases (less than 6 months) are not permitted, nor are transient rentals.


What are the parking rules for residents? 

Residential parking permits are required, at the risk of being ticketed / towed. Each unit is designated its own numbered parking space. There are no additional spaces for rent or sale.


What are the parking rules for visitors?

Only visitors are permitted to park in Visitor Parking, and a permit is required. A visitor may only park in a space for a maximum of 48 consecutive hours. Residents parking in visitor parking will be ticketed and / or towed.


Are there restrictions regarding changes to the common elements? 

All changes in a Unit (with the exception of painting) must be approved by the Board of Directors.


Is there sub-metering of utilities? 

Sub metering is provided by Carma Sub Metering, and is the responsibility of the Unit Owner. https://carmabillingservices.com/


Are there any unusual maintenance items?

Smoke detectors, in-unit mechanicals and appliances are Unit Owner responsibility.


Are there any bulk utilities included in the common expenses? 

No.


Is there private waste pickup?

Yes. All residents must dispose of their waste in the garbage room. Sorting descriptions are posted in the garbage room.


Are there any amenities? 

1.Small gym - 17 Kay Cres.

2.Party room – 25 Kay Cres.

 

Note: Reservations and specific insurance is required to reserve the Party Room.


Are there any smoking or cannabis restrictions? 

Smoking is not prohibited, unless deemed to be a disturbance and / or nuisance by the Board, on an individual basis.


Is there any other important information to know? 

BBQs are not permitted on balconies or first-floor patios at any time.
